In Georgia, housing woes a long-term drag on economy

As we claw our way out of this recession, it’s easy to forget where it all started: housing. And while other parts of the economy have begun to recover and show signs of health, the housing situation is actually getting worse by some key standards. The Atlanta Federal Reserve has some interesting data and — oh goody! — charts to explain where we are at the moment.

For example, the number of American households who owe more on their mortgage than the house is worth — known as negative equity — continues to grow in many markets, including Georgia. In fact, in the fourth quarter of 2010, Georgia had the sixth highest rate of negative equity in the nation. Three out of 10 Georgia homeowners owed more in loans on their property than their property was worth, which is a remarkable number.

In the metro Atlanta area, the ratio is even higher. More than one out of three homeowners in this market are “underwater” on their mortgage, making them prime candidates for eventual default or foreclosure. Those who do not default will experience long-term “houselock,” meaning they’re stuck in those homes because they’re unable to sell them for enough to pay off the mortgage. Every monthly mortgage payment they make is another payment in a bad investment, but they make them anyway because that investment is also a home.

That is not a problem that is going away soon, with “soon” defined as anytime in the next five or maybe 10 years. It will continue to be a drag on housing prices and on consumer spending. New-home construction — once the driving force in the metro Atlanta economy — will continue to be more of a boutique business than a thriving industry.

That’s what happens when a bubble pops. That’s what happens when the music stops. Sooner or later, things that are too good to be true always stop being true.

Couple weeks ago my uncle died, and I had to go out of town and make final arrangements for him. This guy lived hand to mouth his whole life and lived in a housing project, got food stamps, disability, whole nine yards. The quisessential stereotype of what the wingnuts hate the most here and are convinced is ruining the country.

So, what happens to the people if you just cut social programs. Do you honestly think they will just straighten up and get jobs and live the “right” kind of life? Are you really that delusional?

Now, I don’t think for a second that all people on “welfare” (whatever that is) live “bad” lives or are “bad” people, but my priest once told me he was working in a soup kitchen and this guy was going on and on about how some of those guys that came in could work, and he asked the guy, “well why don’t your hire them?”

Ragnar, going to have to disagree on this one. The recession, while not wholly driven by a housing price bubble / collapse, was largely driven by the housing bubble. And the housing bubble was driven by corruption, government subsidies for housing, and an over-abudance of those “animal spirits”.

As the recent census indicates, people respond to the environment around them. It’s not going the way liberals would have liked. With the local economies suffering like they are and no hope from the feds, I doubt seriously they’ll be able to create the mixed-use developments they dream of. Not in the short-term anyway.

Do you remember that black woman on election night crying in delight as Obama won. She was crying with happiness and telling the tv interviewer that now she wouldn’t have to put gas in her tank, she wouldn’t have to pay her mortgage, etc. It was shocking but there were a good number of black people who believed this- that somehow Obama was going to pay for all their sh$t. When I saw that I laughed at the woman but then felt sorry for her because I knew what a disappointment this lady was in for.

There have been several surveys indicating that a decent percentage of the black population believed they would get mortgage help. You can google it. Also, do you remember all the local news regarding scams about a slave compensation payments with the IRS and similar scams involving mortgage forgiveness- these scams hit Clayton pretty good. Anyway people believed this nonsense and were having fradulent tax preparers and scammers getting all their personal info such as soc sec #s and such to scam them.

St. Paul, MN – Minnesota Republicans are pushing legislation that would make it a crime for people on public assistance to have more $20 in cash in their pockets any given month. This represents a change from their initial proposal, which banned them from having any money at all.

On March 15, Angel Buechner of the Welfare Rights Committee testified in front of the House Health and Human Services Reform Committee on House File 171. Buechner told committee members, “We would like to address the provision that makes it illegal for MFIP [one of Minnesota’s welfare programs] families to withdraw cash from the cash portion of the MFIP grant – and in fact, appears to make it illegal for MFIP families to have any type of money at all in their pockets. How do you expect people to take care of business like paying bills such as lights, gas, water, trash and phone?”

House File 171 would make it so that families on MFIP – and disabled single adults on General Assistance and Minnesota Supplemental Aid – could not have their cash grants in cash or put into a checking account. Rather, they could only use a state-issued debit card at special terminals in certain businesses that are set up to accept the card.

You also love to assume too, huh? I don’t pretend to know, but when have you heard white person make a blanket statement about “most white people” or “all white people”? When have you heard a blanket statement from a black person that started off “all black people” or “most black people”?

The overwhelming majority of people do not make generalizations about their own race, especially an incorrect generalization. Most people don’t speak in absolutes of their own race either, as they know, personally, that their race is very diverse in ideals, beliefs, and actions. The only time you’ll hear someone mention their own race in a statement that says “all *whatever race* people” is when they’re proving a generalization wrong.
