As we claw our way out of this recession, it’s easy to forget where it all started: housing. And while other parts of the economy have begun to recover and show signs of health, the housing situation is actually getting worse by some key standards. The Atlanta Federal Reserve has some interesting data and — oh goody! — charts to explain where we are at the moment.
For example, the number of American households who owe more on their mortgage than the house is worth — known as negative equity — continues to grow in many markets, including Georgia. In fact, in the fourth quarter of 2010, Georgia had the sixth highest rate of negative equity in the nation. Three out of 10 Georgia homeowners owed more in loans on their property than their property was worth, which is a remarkable number.

In the metro Atlanta area, the ratio is even higher. More than one out of three homeowners in this market are “underwater” on their mortgage, making them prime candidates for eventual default or foreclosure. Those who do not default will experience long-term “houselock,” meaning they’re stuck in those homes because they’re unable to sell them for enough to pay off the mortgage. Every monthly mortgage payment they make is another payment in a bad investment, but they make them anyway because that investment is also a home.
That is not a problem that is going away soon, with “soon” defined as anytime in the next five or maybe 10 years. It will continue to be a drag on housing prices and on consumer spending. New-home construction — once the driving force in the metro Atlanta economy — will continue to be more of a boutique business than a thriving industry.
That’s what happens when a bubble pops. That’s what happens when the music stops. Sooner or later, things that are too good to be true always stop being true.

Bosch,
Those that make more end up paying more. The top 1% of wage earners pay 38% of taxes paid, the top 5% pay 58% and the top 10% pay 70%. The bottom 50% pay 2.7%. If we taxed those in the top 1% based on a percentage of their income, the bottom 50% would become the bottom 75%. You are advocating a penalty on those who would excel vs those who would think it wise to be satisfied with the status quo. The top 1% wouldn’t be top 1% for very long. But maybe that’s your point.

kayaker,
No, my point is that percentage wise, people who make less pay a bigger percentage of their total income in taxes. If two people go into a grocery store and bought the same amount of groceries, say $200, if the tax rate was 23%, they would pay $46. Percentage wise, of their total income, the guy who made more money per year just paid less in taxes and the guy who makes less percentage wise paid more in taxes and has less to spend in the economy.
And considering that we are a consumer driven economy, that doesn’t work out well in the long run.

It’s not incompetence (and it’s hardly just Republicans), it’s by design. Bleed the commons dry, hand out tax breaks to the best-off, and when you can’t make payroll anymore tell the the vast majority of voters, “sorry, you’re screwed. It’s those damn unions/coloreds/gays…”

” If the FairTax exactly equaled embedded taxes, then it could not possibly be revenue-neutral, since embedded taxes do not take into account personal income or estate taxes. The FairTax rate would have to be high enough to replace embedded taxes plus income and estate taxes.”
Debbie, I know that critical thinking skills are in short supply with you, so I’ll keep this simple:
What the alleged “analysis” does NOT take into account is the undegound taxes currently not being collected through purchases illegal aliens make (and they don’t get a pre-bate), nor does it take into account the millions of visitors who will now be contributing to our tax base (and no pre-bate there, either). It also doesn’t take into account the increased employment and purchasing power of employees in new corporate headquarters that will locate here because they won’t have to pay corporate taxes.

Proving wow wrong is way too easy……………………..
The Texas State Legislature passed and Gov. Rick Perry signed on June 19, 2009 a $182 billion 2-year budget (Sept.1, 2009 to Aug. 31, 2011) with a projected $9 billion Rainy Day Fund. The FY 2010-2011 biennium budget of $182.3 billion spends $1.6 billion less in general revenue than the previous biennium. Comptroller Susan Combs acknowledged that Texas will show a $1.3 billion deficit at the end of the budget year[1], which is up dramatically from the July 2010 estimate of a shortfall of up to $18 billion dollars.[2] Other estimate the shortfall at $28 billion.[3]
Over the next two years, the state faces a budget shortfall of between $15 billion and $27 billion over the next two years, depending on who is doing the calculation.[4]
In per capita spending by state, Texas ranks 50th in the nation, meaning there is likely less fat to trim when making budget cuts in Texas than in other states.[5]
Texas has a total state debt of $81,128,512,515 when calculated by adding the total of outstanding debt, pension and OPEB UAAL’s, unemployment trust funds and the 2010 budget gap as of July 2010.[6]

So, Dave, illegal immigrants and visitors don’t pay taxes when they buy something here now?
“It also doesn’t take into account the increased employment and purchasing power of employees in new corporate headquarters that will locate here because they won’t have to pay corporate taxes.”
But that purchasing power is diminished if they are paying more of their income in taxes, it gives them less money to work with and to put in back in the economy.

Eliminate every tax loophole. Stop subsidizing kids, and marriage with deductions. The list goes on and on. Why should anybody get a break for personal choices like having kids and getting married. Bosch,
As Joe the Plumber said, that is what the pre-bate is for. It’s chapter 9 in Boortz’s book. And keep in mind that when that single mom spends that $45 on her groceries, she is not paying income tax on her paycheck. Boortz and Linder have said time and again that no one should be taxed on those things necessary to support and sustain the family, like rent, groceries and basic necessities. The average family making less than 33K/yr …. their tax picture would change very little. A lot of the saving would come from corporations not factoring in their tax costs for their products and passing it along to the consumer. Just taxing consumer goods at 23% would produce enough revenue to run this country very nicely if we can keep the Congress from pouring it down some hole in the ground.

I’ll check back later for your response — I’ve got to run out for a bit, duty calls. The thing is, on the surface, the Fair Tax sounds reasonable if you just go by the premise that everybody pays the same number, but when you start looking at the details, the “fair” is anything but, and I fear would tank our economy worse than it is. In my humble opinion, it simply takes purchase power OUT of the economy and since that’s basically all we have to go on, then that’s not good.
Okay, gotta run….later gators.

“So, Dave, illegal immigrants and visitors don’t pay taxes when they buy something here now?”
Only the current STATE sales taxes, but no Federal income taxes, therefore, they’ll now start contributing to our FEDERAL coffers.
“But that purchasing power is diminished if they are paying more of their income in taxes, it gives them less money to work with and to put in back in the economy.”
But they are not. See my earlier reply to you on the pre-bate and new vs. used goods. In the end, it roughly-right evens out the percentages paid today vs. implementation of the Fair Tax.

There’s over 80 different ways to spell Quaddafi’s name.
But a few:
# Qaddafi, Muammar
# Al-Gathafi, Muammar
# al-Qadhafi, Muammar
# Al Qathafi, Mu’ammar
# Al Qathafi, Muammar
# El Gaddafi, Moamar
# El Kadhafi, Moammar
# El Kazzafi, Moamer
# El Qathafi, Mu’Ammar
My preferred isn’t on the list.

“DaveR; ok going by that “what if” hypothesis, what if we deport all illegals……..then what?”
Once again showing off that lack of critical thinking skills, aren’t we, Debbie?
Some of us prefer to deal in realities and likelihoods, rather than wildly speculative hypotheticals that won’t ever happen.

What else is funny is the fact that I can multitask.
What’s that, up in the sky. It’s a… WOW. He’s able to post small talk on multiple blogs at the same time. Oooh! He’s such a multi-tasker!

Oh o.k…………you said……master debator….ohhhh…….although the other one would’ve been correct too.

No other tax system will ever be allowed in this country because it takes one of the libs 2 weapons out of their campaign promise bag of tricks. Without class warfare, they’re left with nothing but racism to hang their hats on.
I just wish one of them could tell me how it makes sense for 47% of the people to vote in whatever freebies they want when they have no skin in the game. How many of you think it’s a good idea for your neighbor to go shopping with your credit card? That exactly what is going on in this country right now. The pathetic, lazy, didn’t take advantage of the free education provided to them and won’t do the jobs millions of illegals are here doing class is demanding their free ride at the polls. If you can’t see something seriously wrong with that, you’re probably one of them.

I do not believe that I have initiated comments regarding any school, ivy covered or not. Why would I wish to admit attending one anyway. Would you feel more inclined to wash my feet if I had.

You claimed to be an intellectual. Most intellectuals go to Ivy League schools.
“Why would I wish to admit attending one anyway.”
Same reason you claimed to be an intellectual.
“Would you feel more inclined to wash my feet if I had.’

No, but I do hear you and agree. There needs to be tough oversight and have all welfare recipients be required to put in an 8 hour day picking up trash or performing some other civic duty – no show, no money…
