As we claw our way out of this recession, it’s easy to forget where it all started: housing. And while other parts of the economy have begun to recover and show signs of health, the housing situation is actually getting worse by some key standards. The Atlanta Federal Reserve has some interesting data and — oh goody! — charts to explain where we are at the moment.
For example, the number of American households who owe more on their mortgage than the house is worth — known as negative equity — continues to grow in many markets, including Georgia. In fact, in the fourth quarter of 2010, Georgia had the sixth highest rate of negative equity in the nation. Three out of 10 Georgia homeowners owed more in loans on their property than their property was worth, which is a remarkable number.

In the metro Atlanta area, the ratio is even higher. More than one out of three homeowners in this market are “underwater” on their mortgage, making them prime candidates for eventual default or foreclosure. Those who do not default will experience long-term “houselock,” meaning they’re stuck in those homes because they’re unable to sell them for enough to pay off the mortgage. Every monthly mortgage payment they make is another payment in a bad investment, but they make them anyway because that investment is also a home.
That is not a problem that is going away soon, with “soon” defined as anytime in the next five or maybe 10 years. It will continue to be a drag on housing prices and on consumer spending. New-home construction — once the driving force in the metro Atlanta economy — will continue to be more of a boutique business than a thriving industry.
That’s what happens when a bubble pops. That’s what happens when the music stops. Sooner or later, things that are too good to be true always stop being true.

As one of the Georgia Homeowners who is underwater, yeah it sucks. Yes I can pay my mortgage. Yes I would benifit from a lower intrest rate though refinance. No I am not allowed to refinance becuase I am underwater. However I do not see my monthy payment as a BAD INVESTMENT. This is my house. This is my home. This is where I raise my family. I can’t put a price tag on that. Until we get out of the mindset that Housing for EVERYONE is an investment the problem will not be fixed. If you are buying a place to fix it up and “flip” it, you are investing. If you are buying a place solely to rent it out for income, you are investing. If you are buying a home to be your primary residence, it is NOT an Investment.

Being underwater on a mortgage means thousands of dollars owed in excess of market value. But the homeowners still owes. So dollars owed (even on a long contract) means less available for a new washer and dryer, or a car, or vacation or tv or bedroom furniture or whatever. Owe $40,000 more than it’s worth? That’s $40,000 not spent on other stuff, and that drags the economy. Less people to buy what your company may be making.
People also stay in their houses longer. Don’t trade up as the kids grow. Or downsize when they leave. Yeah, 6 or 7 years to work thru this seems optimistic.

I have a very different and adamant view about this matter.
I understand well, the argument about humanitarian support for oppressed people. And part of me supports that position. I supported Clinton’s masterful moves in Bosnia. Apparently it takes a Democrat to keep from getting thousands and thousands of our troops from being KIA’d needlessly.
It was a slam dunk.
Another part of me believes it is an endless excuse to bomb people in conflicts that have almost nothing to do with us.
If there were agents in Libya who were getting ready to come here and kill Americans, fine. Send a whole bunch of them to Allah – in very small pieces.
Short of that, I think most of this crap is just contrived warmongering, disguised under that now throw away term – national security – to justify bumping up the profit margins of the DoD contractors.
We just lost an F-15 over there, but thank god, the air crew survived and was rescued.
The bottom line to me? Given the current state of affairs, that situation is not worth one American life.

Actually, the problem with the housing sector now is that we have returned to sanity. You need at least a 700 FICO score and 20% down to get a home. That means that to purchase one of the thousands of $200k homes around,you are going to need a great credit score and a down payment of more than $40k. 5 years ago, you could have qualified with a 650 FICO and $10k down.
It used to be that people who wanted to move would sell their home, and take the amount from the sale to put a down payment on their next home.
People who are underwater face two things: 1) they can’t sell their house for what they owe and 2) they have to come up with 20% down on their next house because there are insufficient proceeds from the previous sale.
That “rollover” down payment money vanished… never to return. This is going to impede sales for at least 10 and maybe 20 years more. Until people are able to build up enough equity in the home they have (thus the 20 years) or to put savings in the bank, they will be unable to move to their next house.

During Vietnam we had a draft. Army and Marines. Draftees went to ‘Nam. If you didn’t want to get drafted and if you had the means, you went to college and got a deferment.
If you couldn’t go to college and get a deferment you avoided combat by joining the Navy or Air Force (unless you were nuts, then you joined the Navy and volunteered for combat in one of the highest-casualty rate units of the entire war. You can ask Sen Kerry for more details).
If you couldn’t continue a deferment AND IF you had connections, you got into a Guard or Reserve unit. Such people were generally envied. Guard and Reserve units hardly ever activated and went to ‘Nam.
But if you were a poor, no connections, didn’t have the opportunities slob you got drafted and were generally pitied by the rest of your peers, ’cause you were headed for ‘Nam.
And just joining? It was not considered honorable. It was not considered doing your duty or supporting your country. There was no talk about ’supporting the troops’.
You dodged the draft and dodged combat by joining the Air Force, Navy, Guard, Reserves or going to college. And you were considered smart for doing so.

Good morning all. I register my dissent. The collapse in housing did not cause the economic woes – the economic woes caused the collapse in housing. similarly, housing woes are not a long-term drag on the economy, the economy is a long-term drag on housing.
While we all remember the housing collapse in September 2008 that led to the misguided rescue of Goldman Sachs – “TARP” – we tend to forget that non-government employment crested in Jan 2008. Employers were laying off people before housing prices started their plummet.
The Jan 2008-and-onward employers were recognizing and reacting to the immediate effects of the misguided increase in the minimum wage by the democrat congress, and the prospective effects of the long-threatened cap-and-tax and the promise of the end of the Bush tax cuts. As unemployment began its slow rise, the housing market – already a bubble- softened precipitously. Autumn, usually the time of the annual slow-down in housing, featured perhaps its greatest collapse in history in 2008, due to the softening employment numbers.
Similarly, today, housing is not a drag on the future; the future – under the weight of manic Federal spending and massive new regulation over the past two years – is a drag on housing. Until our national legislature recognizes the true causation of the problem, there is no hope for remedy.

Public opinion will well up against further involvement although pulling out at this stage will make Bozo look like the dupe that he is, so he will “elect” to stay the course.
