The foreclosure picture in metro Atlanta appears to be improving.
Foreclosure notices declined 25 percent in July when compared with June and 5.6 percent from a year ago, according to figures released Monday by Equity Depot.
Over the past two months, notices fell 6.8 percent compared with the same two months a year ago, Equity Depot data reveal.
“If that trend continues, we may be able to conclude the foreclosure rate is declining somewhat, but [it's] still a bit early to tell,” Barry Bramlett, president of Alpharetta-based Equity Depot, said in an e-mail.
The decline from June to July was expected because there was an extra week in June to prepare foreclosure ads for publication. Still, the June ads were down 12 percent from March — the last time the calendar provided an extra week.
The foreclosure notices published in July in the 13-county metro area are for auctions on the courthouse steps set for next month.
Even with the recent downward trend, however, foreclosure notices remain very high. In fact, through July there were 69,427 notices — up from 65,542 through July of last year, which was a record year.
While residential foreclosures represent the bulk of the notices, there were “notable amounts of large commercial tracts, apartments, office and retail” properties in the figures, Bramlett said.
Gwinnett led the metro pack in July with 1,721 notices, followed by Fulton with 1,649. DeKalb was next with 1,275, followed by Cobb (926) and Clayton (654).

Foreclosures DECLINED in METRO ATL because there are only a handful of people left that own a house.(and those are the mexican who run it like a co-op.Maybe everyone should move in together and split the payments.With the number of cars parked in front of your house and on the street that works out to about 10 bucks a person!

Interesting use of statistics. Month over month is the only metric that would suggest the foreclosure rate is decelerating. Year over Year and average weekly seem to suggest foreclosures are accelerating. You, of course, can draw your own conclusions.

Interest rates continue dropping to all time lows. That’s all the info you need to know the housing market and economy remain in the tank. Forget “headline grabbing” stories like these the ajc uses to get additional clicks.

Month over month stats and 2010 month to 2009 month are the most common stats cited. Nothing wrong with that and most likely some of the best stats as they compare equal months from this year and last.

Interest rates dropping does not mean housing is in the dumps based on rates alone. Rates were above 15% in the early 80’s yet housing was in what they called a depression at the time.

So you rather hear the bad news all the time? Some of you don’t understand human psychology very well. For example, when people got mad when they’re reporting Paris Hilton got arrested when there’s an oil spill? I think it’s stupid, but it’s funny, something to draw our mind off of the horrible mess in the gulf that BP caused. That’s what the news does, they report the good or something funny, to draw our minds off of the horrible situation at hand. So in this case, they’re just showing us hope! I’m always up for Hope.

I wouldn’t get too excited about these numbers because there is still a traffic jam of foreclosure either already on the books or heading towards them. Not to mention 70% of all loan modifications are defaulting and the unemployment is still on the rise. All of the top wallstreet guru’s bet their titles that another downturn in the housing market is around the corner.

It’s all B.S. If the people who want to sell actually could.. but that ain’t gonna happen for years.. thanks to developers who greased the pockets of City leaders – too much inventory and lying, useless Realtors who suckered people into loans on property that isn’t worth half what it was two years ago. Everyone should default and screw the banks like they did us.

DMB-”Realtors who suckered people into loans on property”. Not many realtors are also in the lending business. Obviously you have never bought a home the traditional way using a bank, appraiser, underwriter, attorney, and a realtor to show the house.

I can point to quite a few homes with all white Georgian families with 8-10 people in a house.
The housing market will rebound once unemployment improves. Unfortunately, Georgia has an uneducated workfore (2 examples shown above). This makes employers less willing to set up shop here.

Alecia – on my second new home, so “obviously” I have worked the traditional route. The kickbacks they got from developers and lenders were happening all over the place. It’s just that Realtors were playing both ends in the middle instead of actually working in the best interest of the buyer. You must be a realtor or totally removed from this market to think that people were just uneducated Georgians (”workfore?”) to have been suckered into falling for the crap they sold us.

*Alecia* I agree with DMB, you must be a realtor or someone who has never bought a house. Realtors traditionally “steer” people towards their “friends” who are bankers, mortgage brokers, etc.
Henry, foreclosures will once again rise. This administration has been destroying this country and once the tax credits die on January 1st, small businesses will have to get rid of all the obamacare employees in order to survive.. People will once again face another financial crisis causing much pain and angst for those of us who do the right thing.
