		<description>SARAH B-what&#039;s up with our resident PYT? I got a deal I couldn&#039;t pass up in College Park. I was hoping to get something on the outskirts of the city like Lawrenceville, Stone Mountain, Lithia Springs or Douglasville, but I got a deal I couldn&#039;t refuse. I bidded $7K more than they were asking and asked them to pay $3K in closing cost, install a new H/AC unit and make some minor upgrades. 

This was a VA loan, but the appraiser made an as is appraisal and didn&#039;t include a single code violation in his written appraisal, although the house had 3 obvious code violations. However, when he made his dollar value, he figured in the code violations. If he had included any code violations in his written appraisal, it would&#039;ve required a followup appraisal(which he wouldn&#039;t have been compensated for) to verify the listed violations had been repaired, which apparently he didn&#039;t want to do. 

The appraisal came in $10K less than my bid, so they reduced the price $10K and still agreed to made all of the repairs to bring the house up to code, and I jumped on it, so here I am.</description>
